Applying for a rental property with Kodisto is easy online.
1. You can start looking for a suitable rental home by checking out the selection of rental apartments on our website. Kodisto offers apartments from functional studios to family homes all over Finland.
2. Once you have found the right apartment for you, you can book it directly on our online store or by submitting an application. You can fill in the general housing application here. Submitting an application does not commit you to renting a home, but is a requirement for attending a housing viewing. We offer accommodation to one applicant at a time.
3. If there are no suitable rental apartment available, you can make a search alert, which will notify you by email of new available rental apartments with your criteria.
4. We will process your application at within the next working day. If we can offer you the apartment you have applied for, you will receive a booking confirmation by email. If we are unable to offer you the apartment you are applying for, we will help you find another home that meets your needs. We will keep you updated on the status of your application.
5. You can visit the apartment based on the instructions given in the booking confirmation.
6. By replying to the booking confirmation, you can either confirm or reject the offer. We will be happy to help you with any questions you may have about your decision.
7. Only one lease agreement can be made for each apartment, with a maximum of two main tenants. If there are multiple tenants and you want separate lease agreements, the main tenant can make sublease agreements with the others.
8. Through the online store, you can book a suitable apartment at any time.
Your application is valid for three months.
You can view apartments only through an apartment offer or reservation. You can fill out an apartment application, which does not yet bind you to anything. The offer is valid for two business days. If you want to secure the apartment for yourself immediately, you can rent the apartment from our online store, and we will then instruct you on how to view the apartment.
When signing the lease agreement, you will also receive deposit invoice, which must be paid well in advance before moving into your new home. Depending on the owner, Kodisto rental apartments accept a security deposit paid separately by bank transfer or a payment commitment issued by KELA/social services. Personal guarantees or guarantees from guarantee services are not accepted.
If you are applying for a payment commitment from KELA/social services as a deposit, please check in advance with us or from the apartment offer you received whether the payment commitment is accepted as a deposit for your rental apartment. You can check this in advance with your agent at vuokraus@kodisto.fi.
Please contact KELA immediately after receiving the apartment offer if you wish to rent the apartment, as processing times may vary. First, ensure that you are eligible to receive a deposit from KELA as a payment commitment and that the apartment you are applying for meets the specified criteria. Fill out the application to KELA and provide the necessary information about the apartment based on the apartment offer you received. Once you receive an approval decision for the payment commitment, it must be promptly submitted to Kodisto's rental billing at vuokranmaksu@kodisto.fi.
Think carefully about the start date of your tenancy before you sign the contract, as the earliest you can get the keys to your new home from the Key Management Office is the start date of the tenancy written in the contract. Once the contract has been signed, it may not be possible to change the date. You can check the start date of the lease with your contract.
When collecting your keys, remember to take the following items with you to the Key Management Office:
- Lease agreement
- A receipt of the paid deposit
- An identity card or a passport
- If you are applying for keys on behalf of someone else, you will need a signed power of attorney
Note! If you are applying for a basic social assistance voucher (Kela), please check with us in advance if it will be accepted as security for your rental apartment. The Kela payment voucher must first be submitted to us before you can collect the keys from the Key Management Office. The keys will not be handed over against the voucher. We check the credit records of all our applicants.
A payment default entry in the applicant's credit record could prevent the offering of a non-subsidised rental apartment.
We can offer a home only to applicants who have a Finnish identity code.
1. You must have a Finnish personal identity number in order for us to offer you accommodation. If more than one person is moving into the apartment, it is enough that one of them has a Finnish personal identity number. The information of the other persons of legal age will be filled in the additional information of the application.
2. To sign the contract electronically, you must have an online banking ID from a Finnish bank account. If you do not have them, the contract will be signed at the Kodisto office by appointment. A valid identity document must be present when signing the contract. Note! Residence permit is not an identity document.
3. The deposit and the rent must always be paid with the invoices received from us. Please make sure with your bank accepts a payment to a Finnish bank account using the account and reference number on the invoice. We do not accept cash or card payments as payment of the rent.
4. The deposit must be paid before you collect the keys from the Key Management Office.
5. You need to have your own home insurance for the Kodisto apartment you are renting. In most apartments you will need to have your own electricity contract. Please arrange this well in advance with your preferred service provider.
We do lease apartments to companies. Submit an application providing information on the company applying for an apartment.
If you are managing housing matters for someone else, we need a written and signed letter of attorney. You can submit a scanned image of the letter of attorney by secured e-mail, or by mail to Newsec at Newsec Asuntovuokraus, PL 52, 00101 Helsinki.

In the window that opens, write your email address, to which a request for confirmation is sent from the server of the secured email server, in the top field of the view that opens. Write the message and enclose any attachment you want to send.
You can approve the password suggested for the mailing or create your own password. Send the password to the recipient (asunnot@newsec.fi) by normal email, NOT by SMS as the program suggests.

You will receive a request for confirmation to your email address, that you have to acknowledge by clicking the link provided in the message. Your message will be sent to the recipient after this acknowledgement.

In Kodisto's online store, you can book a rental apartment for yourself at any time. A confirmed booking is binding.
You can view the apartment before signing the lease agreement. You can also rent an apartment in the online store without an apartment viewing. Even if you do not want a viewing, you can not cancel the lease agreement after signing it.
We hope that your future home will meet your needs, so once you have seen the apartment, you can still change or cancel your reservation before signing the lease agreement.
Once you have signed the lease agreement, it is not possible to cancel or terminate the contract without a penalty. The maximum number of tenants in a lease agreement is two.
Your lease agreement is valid until further notice when you lease through online shop. Period of notice is one full calendar month. If there is a campaign in the apartment of your choosing, please let us know you are willing to use it.
The provisions of Chapter 6 of the Consumer Protection Act on distance selling do not apply to a rental agreement signed through Kodisto's online store. Even if the rental contract is concluded online, it does not include the right to withdraw from the contract within 14 days of its conclusion, which is normally provided for in an online transaction (Chapter 6 of the Consumer Protection Act/CSL 38/1978). The rental contract is governed by the law in force on the rental of residential accommodation (AHVL 481/1995).
Authentication to the Kodisto online store is done with strong authentication. When you authenticate, we will receive your name and your Finnish social security number. We also need your email address and mobile phone number for the rental contract.
Your personal data will be stored in our customer register and we will check your credit history. By identifying yourself, you consent to the storing of your personal data and the checking of your credit information. Read more about the handling of personal data in Kodisto's Privacy Statement. To rent an apartment through Kodisto's online store, you must have a valid credit history. If there is a problem with your credit information or you have a voluntary ban on credits, you will not be able to rent an apartment through the online store. In this case, you can leave us your information and we will contact you.
You can choose the start date of your lease agreement on a weekday that suits you. You can pick up the keys to your new rental home on the start date of your agreement. If the property you are renting is still under construction, you can move in after the confirmed completion date.
The lease agreement is signed using the electronic signature service. When you sign the agreement, you will receive an invoice of the deposit and rent with practical instructions on how to move in. The obligation to pay the rent starts when the lease agreement comes into force, when the tenant takes possession of the apartment. The rent is due on the 2nd working day of each month. The deposit must be paid before the keys are handed over.
You cannot rent an apartment through Kodisto's online shop if
- you are underage
- you do not have the ability to authenticate yourself
- you have a payment default or a voluntary ban on credits
- you already are a tenant in Kodisto
In these cases you can submit an open application.
Bookings are conditional and we reserve the right to cancel your booking if the information you have provided is not correct.
